At Priority Appraisals, every appraisal assignment performed by us is completed end-to end by an experienced General Real Estate Appraiser, which is the highest level of licensure available in Florida.
Each assignment is developed entirely by the appraiser responsible for formulating the final opinion of value, or in some cases, both appraisers work together on an assignment.

 

Unlike many large appraisal companies or AMC’s, the qualified and certified appraiser completes the assignment either together or by themselves. This practice has its benefits. For example, many large appraisal companies typically have several layers of non-certified employees piecing together various parts of a commercial appraisal. By the time the actual appraiser gets the report, several other, unqualified people have written and analyzed most sections pertaining to market conditions, neighborhood/area analysis, highest and best use, subject site and improvements, and even the actual valuation analyses.

What most clients don’t realize about many of these large appraisal companies is that for most appraisals, the client is paying for the signature of an established appraiser, or brand of the company, not the actual appraisal process and analysis of the property. Because appraisals come down to a synthesis of all the information, having multiple layers of unqualified individuals produce the report can cause the final opinion of value, and even the entire report, to lose credibility.
